Title Doc
NOTE: Never buy based on Power of attorney or society patta Sale deed - from third person to seller Will Deed (it should be dispute free)
GIFT Deed - from family elders (it should be registered) Conveyance deed - from authority lf taxes are paid to municipal corporation
Channel Doc: Note: This tells complete history of buyers and sellers Make sure to capture entire history in detail in your sale deed Use a local lawyer to help with this
Encumbrance Note: This tells complete details of any loans etc. on the property This can be obtained from registry dept. using form 22 You can get it online also depending upon the state
Occupancy Certificate Note: This is permission from authority saying all compliances have been met by builder & building adheres to national building code and suitable for occupancy Allotment Letter (for both property and related car parking) Note: This tells authority gives permission to builder to allot property and also builder gives permission to you saying all dues are clear
Property Tax Receipts Note: Urban Development tax. This tells there are no dues as this tax is not asked for every year and ppl may not pay this tax but it has to be paid every year so it can pile up. This also confirm in govt. records you are the title holder for this property.
NOC from RWA/Builder related any maintenance dues etc.
Mutation Letter: Getting property in buyers name in Govt Records
Conversion Certificate: Agri to non-agri and Gochar bhumi (for animal grazing) is completely banned from conversion or sale and purchase
